Adding value throughout the project lifecycle
JD&A’s management strengths are built upon over three decades of experience in coordinating projects of all sizes and complexities. Our role as Project Manager includes all phases of strategic planning, design, construction, furnishings and relocation management, with an emphasis on project cost control. JD&A’s project management services add value from site selection through move-in.
  • Research, analyze and select the optimal new facility.
  • Identify unique lease business points and secure the best real estate terms possible for our clients.
  • Determine the facility parameters including space requirements, location

Planning / Pre-design

  • Assemble the optimal project team by preparing request for proposal documents, interviewing and assisting in hiring required consultants.
  • Formulate the project plan and budget and determine the duration, sequence and dependencies of all project activities.
  • Develop the team organization that will allocate resources to accomplish tasks according to the established schedule.
  • Establish procedures to control the cost, schedule and quality of work.


  • Review design presentations prepared by the architect of record to ensure that they are qualitatively and quantitatively within the project scope and budget.
  • Manage the architectural and engineering teams to ensure that the final construction documents are complete, accurate and issued on schedule.
  • Ensure that every design detail of the project is documented and approved.
  • Represent the client during various contract negotiations.


  • Provide on-site client representation to monitor construction.
  • Represent the client at weekly construction meetings
  • Review the project schedule, re-evaluate project milestones and present project status to senior management.
  • Implement procedures to monitor change requests.
  • Maintain stringent financial reporting to summarize forecast versus budget throughout the project.
  • Manage all purchase orders, change orders and invoices being approved by the JD&A project manager.


  • Monitor the progress of each team member against the established tasks, deliverables and completion dates.
  • Coordinate furnishings and equipment delivery, acceptance and installation.
  • Contract required building services that will enhance ongoing occupancy such as security, food service, cleaning and trash removal.
  • Assist the client in resolving any operational issues.
  • Develop a detailed relocation plan and provide on-site management throughout the move process to ensure a seamless transition to the new facility.

Post Move-in

  • Ensure that all legal, financial and contractual commitments are fulfilled.
  • Negotiate final payments to all consultants, vendors and sub-contractors.
  • Ensure that all final documentation is received, including waivers of lien, warranties, as-built drawings and final inspection certificates.
